- Applying for permits (most jurisdictions require 2D drawings)

3D models: for understanding space
A 3D model lets you orbit around the design and see it from any angle. You need one when:
- You cannot visualize the space from flat drawings alone (most people cannot)
- Checking sight lines, ceiling heights and how rooms connect
- Presenting the design to a spouse, partner or investor
- Catching problems early, like a window that clashes with a roofline
A model without photorealistic rendering is faster and cheaper, and it is often all you need for decision-making.
Photorealistic renders: for selling the vision
Renders are marketing-grade images with realistic lighting, materials and landscaping. You need them when:
- Pre-selling a new construction home before it is built
- Getting buy-in from an HOA or design review board

For most projects, the sequence that saves money is: floor plan first, then 3D model, then renders of the final design. Each step locks in decisions so the next step does not have to be redone. Ordering renders before the layout is final is the most common way people waste money.
